Hi Everyone:

Do you think home improvement increases the value of your house and helps with selling your house?

Personally, I think it depends on what TYPE of improvement was done. Some folks turn their garages into a EXTRA room = I will not be buying that house. Reason - I LOVE having a garage even if I don't have a car. And no, I don't use it for storage when I don't have a car smile

Home improvements and updating can definitely add value, but you have to make good decisions. I fell in love with a newly updated house, only to find that they added a beautiful laundry room by taking so much space out of the garage that you could no longer fit a car in there.

The other problem is people doing sub-par work and not getting permits. The next buyer goes to get financing, then through title search and inspections, they find a whole lot of issues they need to resolve before they can actually purchase.

If I were planning to sell, I would look at the value of surrounding homes first before starting an improvement project. See if the cost of what I plan to do can be recouped at the time of sale. Also make sure that the improvements are similar to what is offered in newer construction in the area. For instance all the newer homes around here seem to be installing granite counter tops and stainless steel appliances in the kitchen. I'd keep that in mind if I were going to do a kitchen remodel to entice buyers.

It is always so hard to locate the problems before you move in sometimes. That is the part I hate frown Gone are the days when folks fess up to stuff. Thank goodness there are now legal ways to get out of a house purchase smile

Home remodeling can focus on multiple areas for both indoor and outdoor renovations that benefit the home. Making them more up-to-date and energy efficient, expanding the square footage and remodeling those areas, we need home repair and replacement that can increase the home's value.

Naturally...home improvement increases the value of our home and helps us to sell them on high price.

Generally, things like kitchen and bath upgrades, and energy conservation items, like high efficiency heating and cooling, and energy efficient windows have the greatest impact on home value. How much all depends on the real estate market in your area. I suggest you work with some real estate appraisers in your area and see what they suggest. You can also look at some homes for sale in your area. See what they have compared to yours, and what they are asking for the house. Don't jump into a several thousand dollar renovation.

Well, I do think that improving the home will increase its cost value. If you wanna sell your house just do a little bit improvement and then see the jump in its cost.

I also think cosmetic efforts do increase the saleability of the home. You may not get more for it, but you just might get it sold. smile

As far as the post, I think it depends on several factors. First, the kind of improvements. Studies have shown that updating kitchens and bathrooms add the most value to your home.

Simple, cheap fixes such as putting a fresh coat of paint on the front door, planting flowers, and replacing old hardware on cabinets, etc., is almost always worth it.

But you also have to pay attention to the value of the homes around yours. If you renovate your house so much that it becomes the nicest one in the neighborhood, you may put your home out of the price range of those who are looking to buy in your neighborhood.

It's true that home improvement will increase its cost value. I personally think that by renovate your kitchen and bathroom,improving your garden will give you better market value. You can improve your house by using marbles, tiles and bathroom fixtures etc..Thanks.

If you concentrate your improvements in the right areas, you greatly increase the value of any property.

The 3 areas with the greatest returns are kitchen, bathroom and garden. But always get a professional's advice, and don't try to do it cheaply, this might end up lowering your value instead

I think the biggest benefit of home improvement is just increasing your happiness in your home. If you go to sell your house and your realtor recommends undoing one of the renovations you've done to your house then I think you can assess that when the time comes. However, I think most improvements that people make to their home are upgrades that others would also appreciate.
