If money, time, and ability were not an issue, what is the one home improvement project that you would like to do on your home?

For me, I think it would be adding a covered patio and deck. Anyone else?

That sounds good to me too since we are in Los Angeles and could use being outdoors but with some protection from bugs and insects.

Today it hit 81 degrees and just shut my windows at 7:30 pm.

I am a renter though so no chance of getting anything done at this place we have been since summer of 1998.

I am hoping next summer to move since my son will graduate fifth grade then and I want to move closer to the middle school - we are around the corner now from the Elementary school and hopefully in 1.5 years my credit score will be better after the Bankruptcy from summer of 2005.

I would add on another room. It would be a combination home gym/hobby room/library. I know, that's a tall order, but there's room out there for a big spacious room with windows on the East wall. Ah, dreams. . .

In reality, I'll be getting a new dishwasher soon (necessity) and am starting to fantasize about re-doing the kitchen--new sink, a great backsplash, new paint, countertops. That's a little more like it, although the paint and dishwasher are all I'm probably doing this year.

We would probably finish our basement. My husband & his Dad did 1/2 of it themselves while I was pregnant - it looks as good if not better than if we had hired "professionals"; AND it exceeds specs!

Part of doing the other half would be to add another bathroom - especially since we now have an official teenager in our home. 2 baths (1 of which is very small) is just not enough for 5 people! Especially when the kids are 14, 8 & a potty-training 3. <img src="/images/graemlins/crazy.gif" alt="" />

MY FLOORS!

We tore the carpet out of the living room because of my son's asthma and my daughter's allergies. It's made a huge improvement, but we still have to take it out of all 3 bedrooms and the office. The floors are concrete coverd by asbestos-lined linoleum tiles, so it is going to take a LOT of money and a hotel stay to properly remove them. We can't just cover them unless we go with carpet, and we don't want to do carpet.

The office carpet feels so stiff from dog accidents and I cannot get the smell out, and I've spent a fortune on "cures". The lady who owned the house before us put in VERY inexpensive carpeting.

The kitchen floor is 18 year old linoluem and is lifting in the corners and is at the point where it looks dirty even when it's scrubbed.

The bathroom floors are 60 yr old round ceramic tile and while quite functional and in good shape, they are UGLY!

We have laminated wood floors in the kitchen and dining room. The floors in there were ruined and the previous owners did the laminate. It looks really nice. That might be an option for you...I feel for your floor problems! Oh, and don't ya know that ugly stuff lasts forever! We had 70's formica on the kitchen counters in our previous home and it was so ugly but not a scratch on that stuff!

I'd put down a hardwood or wood laminate floor in the living dining area - one big room - which now has thick living room type wall to wall carpet.

I would make my small bathroom and additonal closet so we could have a his and her closet. Then, I would add a small bathroom with a walk in shower outside my bedroom towards the back yard. It would back up to the pool where I would add a back door. Then, after swimming, the kids could come to the bathroom to change, instead of the sunroom as they do now! So many ideas/plans, so little $$$.. <img src="/images/graemlins/frown.gif" alt="" />
